New Construction – NW 15th Ave

This was a great project for us, that unfolded over time. We originally purchased a 0.5 acre lot with an old 1910 charming 2-story frame house in the corner. At that time we thought we might be able to renovate the house and do a lot split…there were several exit strategies because we could sell the renovated 1910 house and the new lot we created or hold on to both of them renting out the 1910 home.

We began by researching the lot split and learned we were able to do a minor subdivision – splitting the entire property into 3 lots. Then the 1910 renovation turned out to be much more work than we originally thought so we proceeded to sell it after installing a new roof.

We hired an architect, Victor Raymos, who helped us design a 1 story 4 bedroom, 2 bath craftsman style house. After 8 months of construction working with Jeff Longanecker of Rikbar Construction we ended up with 2 sister speculation homes with Victor’s floor plan. We did different paint, countertops, and floors in each house and listed them for sale. A couple purchased each home and raised the vibration of that neighborhood with their presence.
